Women Homebuyers Prefer Rs 1-2 Crore Premium Properties: Magicbricks Study

A Magicbricks study indicates that women buyers are increasingly opting for high-end properties, and the Rs 1-2 crore segment is now the most sought-after budget segment. The report points out that greater economic independence and control over decisions have greatly affected the high-end residential demand for women.

The survey, which got responses from over 100,000 women home buyers across 13 cities of Thane, Mumbai, Navi Mumbai, Pune, New Delhi, Noida, Greater Noida, Gurugram, Hyderabad, Bengaluru, Chennai, Kolkata, and Ahmedabad, saw that 27.8 percent of women buyers preferred homes in the range of Rs 1-2 crore in 2023. This should go up to 31.4 percent by 2025.

"More Indian women are investing in houses now than ever before, particularly post-pandemic. As they become more financially independent, they are not just buying houses but also making smart investment choices. We have seen a strong penchant for luxury houses because they want to invest in the future and build long-term wealth," said Magicbricks CEO Sudhir Pai.

Survey questionnaire was conducted among over 100,000 women buyers in 13 cities of Mumbai, Thane, Navi Mumbai, Pune, New Delhi, Noida, Greater Noida, Gurugram, Hyderabad, Bengaluru, Chennai, Kolkata, and Ahmedabad. 27.8 percent of women buyers sought Rs 1-2 crore houses in 2023 to 31.4 percent in 2025.

Pune and Hyderabad were the other contenders as well, propelled by a developing trend of females investing in cosmopolitan urban centers that have professional opportunities, improved infrastructure, and a coveted level of living. The trend itself points to higher financial autonomy and decision-making influence of women on India's property market.

Nandni Garg, director at Rajdarbar Ventures, opined that women have preferred luxury residences in a definite manner in the last two years, especially in the Rs 1 crore-Rs 2 crore and luxury segments. This comes on the back of growing disposable incomes, better availability of home loans, and more attention towards long-term financial security.

The statistics indicate a sharp increase in the investment appetite of women homeowners, with the average property budget almost doubling from January 2023 to January 2025. In New Delhi, the average property investment has gone up by 115 percent, while Noida and Greater Noida have recorded impressive increases of 49.27 percent and 48.09 percent, respectively.

Women homebuyers in Delhi are spending an average of Rs 3.4 crore by January 2025, whereas in Mumbai and Gurugram their budget is Rs 1.9 crore, showing their rising penchant for luxury properties.
Roshy Chhillar, Landmark Group's Director pointed out that women homebuyers are transforming the real estate industry with their rising emphasis on premium and luxury apartments.

“No longer mere buying for security, women are increasingly investing in real estate as an asset class, reflecting their increasing investment appetite and lifestyle ambitions. With women buyers' influence still on the upswing, we anticipate the sector to witness more projects developed to address their changing needs," she said.
