Dubai's real estate sector is undergoing a change in which women are increasingly becoming part of the workforce, accounting to a record 60% of new property brokers registered in 2026. Dubai Land Department (DLD) data, analysed by BrokerageFinder, revealed that the top quarter of the year saw over 40 percent new broker registrations be female, which was the highest since the data began being tracked in 2007.
According to the latest figures, 40.1 per cent of new broker registrations during the second quarter of 2026 were females. The milestone comes as a significant glimpse into how much the industry has evolved, as historically, only about 35 percent of the new brokerages have been female.
The growth continues on an established trend of the previous years. The average percentages of women involved in new broker registration in 2025 were: In 2026, this has now risen to 40.1 percent, a 11 percent increase from 2018, underlining the rise in popularity of real estate professions among women who wish to progress their career and become financially independent.
Key Highlights:
- Female broker registrations surpassed 40 percent for first time.
- Women’s participation increased 11 percent compared to previous year.
- Real estate attracts women seeking independence and career growth.
Commenting on the trend, Matt Whitmore, CEO of BrokerageFinder, said, “It is always encouraging to see greater diversity in a sector that serves such a diverse client base.” He emphasized that success in real estate is determined by dedication, consistency, hard work, and strong client relationships rather than gender. Whitmore added that the increase in female participation reflects the sector’s evolution into a more balanced, representative, and merit-driven industry.
Dubai’s property market continues to expand, supported by strong transaction volumes, sustained international investment, and rapid population growth. These factors have created attractive opportunities for professionals entering the real estate industry, including a growing number of women.
Industry leaders note that women’s roles within the sector have evolved considerably over the years. Linda Muldoon, owner of Urban Nest, a brokerage originally founded as an all-women company, explained that while real estate once attracted women primarily because of its flexibility, the profession has become increasingly professional and competitive. “We’re seeing a new generation of women entering the sector with a strong focus on career progression, financial independence and wealth creation,” she said.
Brokerages are also adapting to changing workforce expectations. Louise Heatley, CEO of Exclusive Links, noted that many professionals are attracted to collaborative workplace cultures that prioritize mentoring, personal development, and relationship-building. Such environments appeal to agents who value trust-based client relationships and long-term success.
Despite ongoing progress, challenges remain. Francesca Alexandra, Senior Director at Dubai Sotheby’s International Realty, acknowledged that women in traditionally male-dominated industries often need to work harder to establish credibility. She thinks, though, that things are improving in a positive way in the industry saying, “Things are getting better in the industry, and I am seeing more and more talented women making an impact at every level.”
Women are more actively involved in Dubai's real estate market than ever before, and the industry showcases the latest trends in diversity, inclusion and equality, thereby highlighting the importance of women's role in the future of real estate in Dubai.
