Her impact at Cornerstone Properties has been significant, completing over 300 residential transactions and approximately 200 retail transactions in various prestigious projects in Bangalore. She has also independently handled legal documentation for one of the most prestigious retail malls in the country, the Orion Mall belonging to the Brigade Group, and several other projects of the Cornerstone Group. Can you describe your early educational journey and how you became interested in the legal industry?

Since I was young, I had always aspired to be an independent woman with my own identity and I knew that pursuing a career would be the path to achieving that goal. I wanted to excel in a field that would provide me with the power and resources to explore the world and make a positive contribution to society. Also, it is after careful consideration, I realized that studying law would allow me to accomplish this. After completing a five-year law degree at Madras Law College, I also pursued an MBA in finance to gain a better understanding of the financial intricacies of the business world and enhance my skills.

What kind of previous industry experience do you have?

With over two decades of experience managing major projects independently, I have made significant contributions to the Bangalore skyline. Additionally, I have developed expertise in property law documentation, customer documentation, and advising top management on all documents involved in large-scale property transactions. However, I remain committed to continuous improvement through hard work and ongoing efforts to become better than I was yesterday.

Can you tell us about Cornerstone Properties and your responsibilities as Head of Legal for the company?

Cornerstone Properties is primarily a land banking company that has recently expanded into vertical developments. They have extensive experience and knowledge in acquiring large land parcels and have successfully developed residential plotted developments such as Cornerstone Campan Valley (Phase I and II) and are in the process of launching more projects like Cornerstone Mayberry.

As a legal professional in the Indian real estate sector, what are the most significant challenges you face, and how do you overcome them?

Fortunately, I have been associated with real estate companies that adhere to strict ethical and compliance standards, with a robust legal due diligence process in place. However, there are still daily challenges in terms of legal risks associated with either selecting or rejecting a property. While the ultimate decision is up to management, legal professionals must provide recommendations and secure clear title opinions from external advocates/consultants.

Another significant challenge is the tight timelines for document drafting, as legal professionals need to ensure that the documents are legally sound and meet management's terms while also obtaining signatures from landowners, tenants, and customers. Legal professionals must excel in both negotiation and drafting skills, which can be challenging and exhausting at times.

Tell us about some of the key milestones you have achieved throughout your professional journey. What has been your Mantra for success?

Throughout my professional journey, my key milestones have been a result of my dedication, commitment, sincerity, hard work, and consistency. I strongly believe that to be successful, one must be motivated to dress up and show up every day despite the various obstacles and challenges that may come their way. Achievements take time, effort, and persistence. As a piece of advice to the younger generation, I urge them to continue pursuing their goals with dedication and passion because success will come as a result of theirhard work and perseverance.

How do you stay up to date with changing industry trends and regulations as a real estate professional?

To stay informed about industry happenings, I connect with other professionals in the field and join groups such as Women in Real Estate (WIRE) and other peer groups. I believe in continually improving myself as a professional and keeping up with changes in my industry and relevant laws. With technological advancements, information is easily accessible and should be utilized to avoid becoming outdated.

Based on your experience as a business leader, what advice would you give to women aspiring to be leaders or entrepreneurs?

My advice to women aspiring to be leaders or entrepreneurs is to first establish clear goals and visions and then relentlessly pursue them. Do not allow detractors or critics to discourage you, and remain committed to completing your mission. With perseverance, determination, and hard work, you can achieve the success you deserve. Do not shy away from challenges or taking risks, and be willing to step out of your comfort zone. It's essential to take action toward your goals today because procrastination can lead to missed opportunities. Remember that you are capable of more than you can imagine, and every action you take today can positively impact your future.
